How Aluminum Storefront Doors Are Built

Most aluminum doors in Toronto and the GTA are narrow-stile or medium-stile storefront doors. The frame is made of hollow aluminum extrusions: two vertical stiles, a top rail and a bottom rail. At each corner the pieces are joined either by welding or by a steel corner block bolted through the extrusions, sometimes with a tie rod running across the top and bottom rails. The glass sits in the middle, held by snap-in glass stops and a vinyl or rubber glazing gasket.

The frame is light and the glass is heavy, so these doors depend on their hanging hardware and tight corners. When either fails, the door sags, drags or will not lock.

Aluminum Door Repair: The Three Ways a Door Hangs

Before we can say what is wrong, we need to know how the door is hung. There are three common methods and each fails differently.

Offset Pivots

Offset pivots are the standard on storefront doors. A bottom pivot sits in the floor or on the frame jamb and carries the full weight of the door. A top pivot holds the door upright. Some doors also have an intermediate pivot partway up the hinge stile to stop the stile from flexing. The bottom pivot does the hardest work, so it is the part we replace most often. Signs of a worn or broken bottom pivot include a door that drops at the latch side, scrapes the threshold, grinds as it swings, or sits visibly lower than its partner on a pair.

Butt Hinges

Some aluminum doors, especially older ones and lighter residential units, hang on three or four butt hinges screwed into the stile. Screws pull out of thin aluminum walls over time, and the hinge knuckles wear. Repair usually means rivnut or through-bolt fastening so the hinges hold properly, plus new hinges if the knuckles are worn.

Continuous Hinges

A continuous hinge runs the full height of the door. It spreads the load along the whole stile, which is why it is a common upgrade on busy entrances where pivots keep failing. If your shop or building goes through a bottom pivot every year or two, converting to a continuous hinge is worth asking about. It is a planned job, not an emergency fix.

Sagging Doors and Dragging Thresholds

A sagging aluminum door is usually one of three things, and the fix is different for each.

  • Worn bottom pivot. The bearing or spindle has worn, and the whole door drops. A new pivot restores the height.
  • Worn top pivot. The top pin or its bushing has worn, so the top of the door leans away from the frame. The door rubs the frame header or the latch stops lining up with the strike.
  • Loose corners. The door itself is going out of square. The pivots may be fine, but the frame of the door has racked into a parallelogram.

You can tell the difference by looking at the gaps. If the gap along the top is even but the door drags at the bottom, think pivots. If the gap at the top is wide at one end and tight at the other, and the glass stops look like they are pulling away at a corner, think corners.

Cracked Corner Welds and Loose Corner Blocks

Every time a heavy closer pulls a door shut, it puts force on the corners. Over years of traffic, welds crack and corner block bolts loosen. Once a corner goes, the door racks out of square, the lock and the strike stop meeting, and glass can be put under stress.

For doors with mechanical corners, we tighten or replace the corner blocks and tie rods and pull the door back into square. Welded corners can sometimes be reinforced, but cracked welds on an old door are often a sign that it is reaching the end of its life. If several corners are failing at once, we will give you a straight comparison of repair versus a new door.

Glass Stops, Gaskets and Glass in Aluminum Doors

Glass stops are the thin aluminum strips that snap in around the glass to hold it in place. They can be pried out during a break-in attempt, bent by impact, or simply pop loose when the gasket shrinks with age. We replace damaged stops and re-glaze with new gaskets. If the glass itself is cracked or smashed, we measure and replace it with the correct safety glass for a door. For more on glass work see our glass door repair page.

Locks on Aluminum Doors: Narrow-Stile Deadlocks

Narrow-stile doors do not have room for a standard residential deadbolt. They use a narrow-stile deadlock: a lock body mortised into the stile with a hook or swing bolt, operated by a mortise cylinder on the outside and a cylinder or thumbturn on the inside. Common problems are a bolt that will not throw, a worn hook bolt, a stiff cylinder or a misaligned strike.

Often the lock itself is fine and the real problem is a sagging door. Fixing the pivots or corners brings the bolt and strike back together. When the lock body is worn or damaged, we replace it with a matching narrow-stile unit.

Panic Devices on Aluminum Doors

Many commercial aluminum doors used as exits have a panic device, either a full push bar or a narrow rim device, instead of a deadlock. Common failures are a latch that does not catch the strike, a dogging mechanism that no longer holds the latch back during business hours, and a bar that sticks or needs too much force. On an exit door, a latch that does not engage or a bar that does not release easily needs prompt attention.

Door Closers: Overhead, Concealed and Floor Closers

Aluminum doors use three kinds of closers and the repair approach depends on which one you have.

  • Surface-mounted overhead closers sit on the frame or door face. They are the easiest to adjust and replace.
  • Concealed overhead closers are hidden in the frame header with an arm running in a track on the top of the door. They look clean but need the door taken down to service.
  • Floor closers sit in a box set into the floor under the pivot point. They also act as the bottom pivot. When a floor closer leaks oil or the door swings past its stop and does not come back, the closer needs replacing, which means opening the floor box.

A closer that slams, leaks oil or lets the door drift open in the wind is wearing out. Adjustment fixes speed problems; leaks and broken arms mean replacement. Our door closer repair page goes into more depth.

Aluminum Door Replacement vs Repair

Most aluminum doors can be repaired more than once. A pivot, a closer or a lock is usually far cheaper than a new door. Replacement starts to make sense when:

  • Several corners are cracked or the door keeps going out of square after repair.
  • The extrusions are bent from a vehicle or a forced entry.
  • The frame is corroded at the bottom where salt and water sit.

When replacement is the right call, we measure the opening and quote for a door, or a door and frame, to suit. More on full replacements is on our storefront door repair and commercial door replacement pages.

Aluminum Door Repair FAQ

Why does my aluminum door only lock if I lift it?

The door has dropped, so the bolt sits below the strike opening. Lifting it lines them up again. The usual cause is a worn bottom pivot or loose corners. Moving the strike is a short-term patch; fixing the hanging is the real repair.

Can you repair an aluminum pivot door without replacing the frame?

Yes, in most cases. Pivots, closers, locks and glass are all replaced with the frame left in place. The frame only needs work if it is bent, corroded or no longer anchored to the wall.

My floor closer is leaking oil. Can it be refilled?

Not reliably. Once the seals fail the closer loses control of the door. The fix is a replacement closer in the existing floor box, or a new box if the old one is damaged.
